Parking Lot Line Painting for Commercial Properties in the Greater Toronto Area

Clear, accurately placed parking lot lines do more than keep your lot organized — they define safe traffic flow, maximize stall capacity, meet Ontario accessibility requirements, and signal to customers and tenants that your property is well managed. Easy Line Marking provides professional parking lot line painting services for commercial plazas, office buildings, retail properties, hospitals, schools, and multi-residential complexes throughout the GTA.

Whether you need a complete repaint of faded lines, a layout redesign to increase stall count, or a fresh stripe on new asphalt, our crew delivers precise, durable results with minimal disruption to your operations.

What's Included

  • Parking stall lines — Standard 9′ × 18′ stalls or custom dimensions based on your layout and local requirements
  • Directional arrows — One-way and two-way traffic flow markings to guide drivers safely through your lot
  • Stop bars — End-of-aisle and crosswalk stop markings for pedestrian safety
  • Accessible parking stalls — AODA-compliant stalls including the International Symbol of Access, van-accessible spaces, and access aisles to required widths
  • Fire route markings — "FIRE ROUTE — NO PARKING" stencils and red curb markings where required by Ontario Fire Code
  • Reserved and numbered stalls — Visitor, reserved, loading zone, and custom stall designations
  • Curb painting — Yellow no-parking curb markings and colour-coded zone designations
  • Speed limit markings — Painted speed legends inside larger lots and drive aisles
  • Pedestrian crosswalk lines — Internal crosswalks connecting walkways to building entrances

Repaint vs. Layout Reconfiguration

We handle both. For repaints on existing layouts, we apply fresh lines over faded markings using durable traffic paint — most lots are completed in a single visit. For layout changes, we measure and chalk the full layout before painting, ensuring accurate stall dimensions, proper aisle widths, and correct placement of accessible stalls under the Ontario Building Code.

If you suspect your current layout could fit more stalls or improve traffic flow, we are happy to sketch an alternative during the quoting process at no charge.

Paint Options

  • Waterborne traffic paint — Low-VOC, fast-drying (typically 30–60 minutes to traffic), and the practical choice for most commercial lots. Ideal for daytime or evening work where downtime must be short.
  • Solvent-based traffic paint — Greater durability in high-stress areas such as drive-through lanes, bus entry routes, and heavy delivery zones where turning movements cause accelerated wear.

Minimizing Disruption

We work in halves or quadrants so part of the lot stays open while we paint. Early mornings, late evenings, and weekends are all available. Most commercial lots are fully complete within one mobilization. We coordinate directly with property managers on access and tenant notification.

Who We Serve

Our clients include retail plazas, office parks, apartment complexes, warehouses, medical clinics, schools, municipal facilities, and industrial sites across Toronto, Mississauga, Brampton, Markham, Vaughan, Richmond Hill, Oakville, Burlington, and surrounding GTA communities.

How professional line marking is done

A durable result depends far more on preparation and conditions than on the paint itself. The typical professional sequence:

  1. Clean the surface

Sweep and, where needed, power-wash to remove dust, dirt and oil. Loose debris or grease is the most common reason fresh lines fail early.

  2. Repair & let it cure

Fill cracks and potholes so lines sit on a sound, even surface; fresh repairs are given time to cure before marking.

  3. Confirm a dry surface & suitable weather

Marking is done on a dry surface, on a dry, low-wind day with surface temperatures roughly 10–32 °C (50–90 °F) so paint bonds and cures properly.

  4. Lay out the design

Stalls, aisles, arrows, accessible spaces and symbols are set out (chalk / string lines) before any paint is applied.

  5. Apply & cure

Lines are sprayed to a consistent width and film thickness. Water-based traffic paint is typically dry to the touch in about 30–60 minutes, depending on temperature and humidity.

Ontario timing & upkeep

Best time to mark

Marking cures best on a dry day when surface temperatures are at least about 10 °C, so the main GTA season runs roughly May through October. Freeze-thaw cycles and salt make winter application unreliable.

How often to repaint

Most commercial GTA lots are refreshed every 1–3 years. Heavy traffic, snowplow blades and UV exposure all shorten that. A good cue: if lines, arrows or symbols are hard to read from a distance or at night, it’s time.

What wears markings down here

  • Snowplow blades & winter sanding
  • Freeze-thaw cracking of the asphalt
  • UV fade & high traffic volume

Planning your project

Scheduling & disruption

  • Evening, overnight and weekend slots keep customer parking and dock traffic moving.
  • Larger lots are marked in phases so part of the property stays open at all times.
  • Water-based paint is typically ready for traffic in about 30–60 minutes in warm, dry weather.
  • Standard painting season in Ontario runs roughly May–October (dry surface, about 10 °C and up).

Maintenance & repainting

  • Most commercial lots are refreshed every 1–3 years; plows, salt and UV set the pace.
  • Repaint when lines, arrows or symbols become hard to read at night or from a distance.
  • New asphalt needs a short cure period before first marking — we time layout day around it.
